02 Behind the Scenes Assessment
After you touch base with us and give us the basic details of the project, our team then goes to work getting all the information we can find regarding your block, the relevant codes and planning guidelines. We get a snapshot of the site, scope and assess if we are the right people to help.
03 Meeting the Team
We will arrange a convenient time to meet with you, either on-site or at our office, to discuss your project in detail. During this meeting, you’ll have the opportunity to meet our team and explore our previous designs, which can help solidify your ideas.
We’ll guide you through the process, explaining each step and gathering all the necessary information to move forward. This is also when we learn your story, your reasons for building, and your dream outcome. By the end of our discussion, you’ll have a clear understanding of the project’s direction and confidence in our ability to bring your vision to life.
04 Design Consultation
The first phase of designing your home, known as the Ideation Phase or sketch design, is crucial as it sets the foundation for everything that follows. We aim to understand your lifestyle and needs to custom design a home that perfectly suits you.
Let us know the design ideas you have, the spaces that are important to you and how you want the home to flow. We value collaboration and want to partner with you to get the home you want.
05 Design Development Phase
During this stage, we’ll work closely with you to craft a detailed design that fits your needs, dreams, and budget. Together, we’ll look at aesthetics, functional flow, traffic patterns, natural lighting, shading, and acoustic and thermal comfort to create a comprehensive design solution for your Kyros home.
06 Preliminary Building Agreement and Estimations
So you now that have a set of designs that you love we will work on an estimate that gives you a comprehensive price point. We are upfront with our costs and will show you in detail where every dollar is allocated. A Preliminary Building Agreement (PBA) is a pre-contract agreement between you and your builder. It outlines the initial steps and details before the main building contract is signed.
07 Selections
We work with you and our supplier network to source the latest products for your home’s interior. Together we select materials and fixtures, engaging specialists to ensure every detail is perfect.
Kyros Homes supports you every step of the way. Our experts offer guidance and ensure every detail is handled, making your home-building experience smooth and successful.
08 The Construction Administration Phase
With the design and cost plan agreed upon, Kyros Homes proceed to the relevant local authority for building permit approval. Kyros Homes continues the interior design process to ensure the aesthetic preferences are working in cohesion with the home’s architecture.
We also get the working drawings, engineering and energy report for the proposed building and any site classification or soil reports required.
09 Construction Phase
This is an exciting time for Kyros Homes as well as our homeowners. Our team of highly skilled professionals are dedicated to ensuring that every detail is accounted for and that the home meets or exceeds all expectations. We ensure that you are kept informed throughout the construction process and will provide updates along the way.
10 Handing Over the Keys!
Our last phase of the project is complete, and we’re excited to hand over the keys. Kyros Homes takes pride in creating custom-designed homes tailored to each family’s needs. We ensure every detail is perfect, from design to finishes.
