  • Request a sample contract pack. Can they show you what selections, specs, and schedules typically look like? Or are they making it up as they go?
  • Test their willingness to explain. Ask tough questions — about price changes, scheduling issues, or common delays. Watch how they respond.
  • Notice how often you have to follow up. If you’re chasing them now, you’ll be chasing them later.

Trust what you see — not just what you’re told.
